Airbnb co-hosting FAQ

What does an Airbnb co-host do?
An Airbnb co-host manages the day-to-day running of your listing on your behalf: pricing, guest messaging, check-ins, cleaning and turnovers, maintenance and reviews. You stay the listing owner, and Airbnb pays you directly.
What is the difference between a co-host and a property manager?
With a co-host, the Airbnb listing stays in your account, so you keep your reviews, your payouts and full visibility. Many traditional property managers list your home under their own account instead. Oakwood BNB co-hosts, so your account always stays yours.
How much does an Airbnb co-host cost in Toronto?
Oakwood BNB co-hosting starts from 15% of booking revenue. The exact rate depends on your property, and cleaning is billed separately, typically paid by guests through the cleaning fee. Your free estimate includes your exact rate, with no hidden fees.
I'm new to Airbnb. Can you help me get started?
Yes. We guide new hosts through City of Toronto short-term rental registration, connect you with licensing experts if you need them, and set up, photograph and optimise your listing so it is ready to book.
Do I need a licence to host on Airbnb in Toronto?
Yes. Short-term rentals in Toronto must be registered with the City, and your registration number must be shown on your listing. Toronto only allows short-term rentals in your principal residence, and renting your entire home is capped at 180 nights a year. We walk you through the process.
Can I Airbnb my Toronto condo?
If the condo is your principal residence and your building allows short-term rentals, yes. Many condo buildings have their own rules, so we check your building's declaration and rules with you. For investment condos, furnished mid-term stays of 28 nights or more are often the better option, and we can manage those too.
I already self-host. Why switch to a co-host?
Most self-hosts come to us for time back and higher earnings. We handle guest messages around the clock, turnovers and maintenance, and use dynamic pricing based on the comparable listings we manage. You keep your listing, your reviews and your Superhost history.
Can I switch from my current management company without losing my reviews?
If the listing is in your own Airbnb account, yes. You simply add us as a co-host and remove the old one, and your reviews stay. If your current manager hosts the listing under their account, we will talk you through your options.
Can you manage my property if I live outside Toronto?
Yes, we work with many out-of-town owners. Keep in mind that Toronto short-term rentals must be in your principal residence, so if you live elsewhere we will usually recommend furnished mid-term rentals instead.
Which areas do you cover?
We co-host across Toronto, including Downtown, CityPlace, King West, Liberty Village, Yorkville, North York, Etobicoke and Scarborough, as well as select areas of the GTA.
